Suites Sina is a 38-room mid-range hotel in the Pok-Ta-Pok residential area on the Nichpute Lagoon. It dates to the mid-80s and is still run by the same family, whose hospitality and attention to detail is often noted by guests. The suites underwent extensive renovations in 2014 and 2015, and are nicer than the rooms at the similarly priced Grand Royal Lagoon nearby. The lagoon-view pool here is also larger and was updated in 2015 with new tile. While there’s a certain charm in this section of Cancun, which offers sunrise views over the lagoon, this is still primarily a self-service vacation option; those looking for direct beach access and all-inclusive amenities won't find them here.

Suites Sina is a small mid-range option that lacks the all-inclusive amenities many associate with Cancun hotels. But the intimacy – combined with the low price point and always-on-call family staff who live on-site – is part of what sets this hotel apart. From the moment guests step into the air-conditioned lobby with its leather furniture, tile floors, granite-topped reception area, and views of the pool and gardens beyond, it’s evident that this isn’t just another chain hotel looking to offer guest a canned experience.

Located toward the southern end of the Pok-Ta-Pok residential area of Cancun just south of Kukulkan Avenue, Suites Sina is tucked away in a small, well-manicured tropical oasis just on the edge of the lagoon. The hotel’s three-story buildings surround the garden and pool area, and many rooms have furnished patios and balconies facing the lagoon. The poolside restaurant also shares this vantage point, and guests can dine in the air-conditioned interior or the outdoor bar area by the pool and marina. Palm trees and vegetation abound, and there's plenty of shade available.

Sunrise views out over the lagoon are a major bonus to staying at this location, and the food at the restaurant, which includes international fare as well as Mexican specialties such as "huevos motuleños," can help make up for the lack of stoves or cooking areas in the suites. Beyond the pool is the private marina, but the owner has been known to let guests through to walk around and explore the boats.

The hotel underwent extensive renovations during 2014 and 2015, with additional room renovations throughout 2016. Additions include new beds, flat-screen plasma TVs, new refrigerators, floors, bathrooms, furniture, lounge furniture, towels, sheets, and wall paintings. The Pok-Ta-Pok residential area sees little in the way of tourism from the North American market, as the spring breakers and winter vacationers tend to stay in the all-inclusive resorts and condos in the heart of the Hotel Zone.  

The location means guests are roughly 20 to 30 minutes from the mainland, and roughly 15 to 20 minutes away from the Cancun Convention Center and the primary beaches of the Hotel Zone, via taxi or bus. Playa Tortuga (Turtle Beach) is 15 to 20 minutes away on foot, depending on how fast your walking pace is, which also has a ferry out to Isla Mujeres, along with a bungie-jumping tower and several restaurants. It’s worth noting that it is a five-minute walk out to the avenue where the buses and taxis run, although the hotel can call a taxi to the door if needed. 

Around 10 minutes on foot from the hotel is Plaza Quetzal on the main avenue, with a gas station, a La Europea liquor store, an Xpress mini-mart, pharmacy, money changer, and a couple of small eateries. Beyond that, the Chedraui Select mega supermarket is deeper into the tourist zone, across from the Cancun Convention Center, for those who want more than the poolside restaurant provides.

Mid-range rooms for a budget price, with sunrise views over the lagoon from most

Suite Sina splits its 38 rooms into four Standard Rooms, eight Master Suites, 25 Junior Suites, and a single Honeymoon/Executive Suite. Rooms are decorated in a variety of earth tones, with grey, brown, and cream colors favored heavily in the furniture, bed dressings, and tile floors.

The Standard Rooms are the only ones which do not feature outdoor space or lagoon views. They are simply furnished with two double beds, a TV, a mini-fridge, and an air conditioner. The Junior Suites are the same, but do have either a patio or balcony. These also feature a full-size refrigerator, and a coffeemaker and microwave are available upon request for guests staying long-term. An extra wash room is available in the living room area, and a bar separates the kitchen from the living area. The Master Suites have two separate bedrooms, two full bathrooms, a microwave, full-size fridge, and living room area.

The Honeymoon/Executive Suite is the same size as the Junior Suites, but the shower is slightly nicer with a crystal shower door, and the overall room decor is more upscale and there's a guaranteed king-size bed. It is located on the ground floor with a walk-out patio. This is also the only room on the property which has a cooking area; there is a small, two-burner induction stove in the kitchen.

All of the bedrooms have closets and dressers, with the living rooms furnished with sofas, love seats, kitchen tables, chairs, coffee tables and end tables. While the majority of the rooms have two double beds per bedroom, there are eight king-size beds available between the Junior and Master Suites, but guests have to specifically request a suite with one. All bathrooms have showers only, supplied with hand soap and shampoo/conditioner for the initial day. A hairdryer is also available. 

None of the rooms have Wi-Fi, but the rooms closest to the lobby or the pool may be able to pick up the signal. There are three cribs for infants available upon request.

Room service is available, and the restaurant serves a range of Mexican and international dishes, and buffets on the mornings when there are many guests. It serves all meals in high season, but typically closes for dinner in low season. However, since the owner lives on-site, the restaurant can also be available on-demand for larger groups and based on the needs of the hotel during any given season.  

The large outdoor pool is surrounded by cushioned loungers and has lagoon views. The poolside bar has the same hours as the restaurant. While the restaurant itself is small and only has a few tables inside the air-conditioned building, the bar has more tables for those who prefer eating outdoors with views out over the lagoon and marina. While the rooms and restaurant are strictly non-smoking, smoking is allowed throughout the grounds, on the patios, around the pool, and at the bar.

There are 25 free parking spaces available in front of the hotel.
