Bottom Line

The Rocks Villas is a family-run mid-range boutique hotel perched on a steep cliffside, a five-minute drive from Sairee Beach. A stay here is all about the panoramic ocean views and the absolute peace and quiet. The property only has four villas and a small infinity swimming pool. There is no restaurant, so all meals have to be ordered in. Villas feature separate living rooms, kitchenettes or full-service kitchens, and balconies with ocean views. Amenities include flat-screen TVs, Bluetooth speakers, and espresso machines. Guests should note that the steep road from the hotel into town is a strenuous climb and local taxis are expensive. Free transfers to Mae Haad Pier are provided upon arrival and departure, but must be pre-booked. For a beachfront alternative, consider the Koh Tao Bamboo Huts.

The Rocks Villas

Scene

A boutique family-run hotel with stunning ocean views and a tranquil setting

The boutique Rocks Villas features spectacular views of the jungle valley and ocean. There really isn't much to the hotel, with just four villas and a small infinity pool, which is built dramatically into the cliffside and offers stunning photo opportunities, especially at sunset. The intimate pool space includes a handful of lounge chairs and umbrellas, but doesn't often get overcrowded since the hotel is so small. The vibe is tranquil and serene, with no nightlife noise or other distracting city sounds. Many past guests write glowing comments about the personalized service, homey vibe, and helpful owners, an expat family and long term Koh Tao residents. Mainly couples and families stay at the hotel.

Location

On a steep cliffside, a strenuous 15-minute walk from Sairee Beach

The hotel is perched high up on a cliffside, located a 15-minute steep hike or five-minute drive from downtown Sairee Beach. The road isn't great, and the many potholes and steep hairpin turns are quite nerve-racking and dangerous, even for experienced drivers. Many guests choose to rent motorbikes (no car rentals on the island), but for those planning on using local taxi services during their stay, be aware of the steep prices on Koh Tao and how quickly the fares can add up. Sairee Beach is the island's main tourist hub and features a long white-sand beach lined with bars, restaurants, and resorts. Mae Haad Pier (a 10-minute drive) also has plenty of restaurants, bars, and shops from which to choose. The hotel offers a free pick-up and drop-off service to the pier upon arrival and departure (upon request).

Rooms

Villas feature living rooms, kitchenettes or full-service kitchens, and balconies with ocean views

The four individual villas have rustic red plaster exteriors and feature separate living rooms, kitchenettes or full kitchens, and balconies with ocean views. Villas are clean, though they do show some general wear and tear throughout, plus bedding and towels could do with refreshing. The living rooms can get hot as they lack air-conditioning. Interiors feature light colored walls and tile floors, rattan and hardwood furnishings, local touches, and potted plants set in the living spaces. Dwellings are furnished with king-size beds, couch seating, dining tables and chairs, hammocks, and wardrobes. Standard amenities include air-conditioning (just not in the living room), flat-screen TVs with satellite channels, safes, Bluetooth speakers, and cellphones for guests to use during their stay. Villa kitchenettes are outfitted with capsule espresso machines, kettles, toasters, and microwaves. Bathrooms are fairly simple and compact, with just a small vanity sink and mirror, plus a walk-in rainfall shower. Hairdryers and toiletries are provided.

Sky Villa is the premier category and it's perched at the highest point of the property in a secluded spot -- though the 220 step climb is a bit strenuous. The large villa features an open-plan living area which spills out onto a roomy balcony via folding doors, creating a seamless indoor/outdoor chill space. The Sky Villa's full-service kitchen additionally includes a full-size refrigerator, plus an oven and stove. Seascape Villas are best suited for families as they include two separate bedrooms, but only one bathroom.

Stunning swimming pool and free Wi-Fi

The Rocks Villas is sorely lacking in terms of facilities. The property doesn't feature a restaurant or even a breakfast service, so guests will have dine out for all their meals, unless they want to order in. A cellphone and a booklet of takeout menus from popular Koh Tao eateries is provided in each room. The gorgeous swimming pool is the property highlight. Wi-Fi is free throughout and on-site parking is available.
