Bottom Line
Located on a tree-lined street in a quiet residential area that's just a five-minute walk from the beach, Mason Beach Inn is a mid-range family-owned property. The 45 guest rooms and three suites are housed in Spanish-style villas, and though guest rooms were renovated in 2015, the decor is drab. Rates include continental breakfast. The heated outdoor swimming pool is reasonably sized, and there’s an adjacent hot tub. Overall, guests are here for the low rates, free parking, and walkable location. But it may be worth checking out Lemon Tree Inn, which offers both a restaurant and bar at slightly lower rates.

Charming Spanish-style villa surrounded by palm trees
Mason Beach Inn occupies a charming, two-story Spanish-style villa with a clay-tile roof. The reception area is bright and cheery, thanks to the large windows that let in plenty of sunlight, and terra-cotta floor tiles and exposed beams provide other pleasant Spanish accents. The furniture in the cramped lobby, however, is somewhat dated, with two old stuffy armchairs occupying a corner next to a fireplace, an unattractive rug, and a few tiled patio tables and chairs. This space doubles as a breakfast room in the mornings, and is a spot where guests often mingle. This is a popular place to stay for vacationing couples, and the hotel also gets a fair share of families.

The downtown area is a six-minute drive away, and it’s an 11-minute walk to State Street and its upscale restaurants and shops. On-site parking at Mason Beach Inn is free and easy -- a big perk for a city with limited parking spaces.

Rooms
Renovated and clean rooms, but drab overall
Guest rooms at Mason Beach Inn are not super spacious, but they are clean, bright, and decorated in a simple style. Refreshed in 2015, rooms have stark white walls that contrast with the brown tones of the wall-to-wall carpet, curtains, and bolsters and runners on the beds. Bathrooms are clean and more modern, but small, containing only toilets and shower/tub combos. Granite sinks are located outside the bathrooms, near the entrance. Furniture in each room includes a desk and ergonomic chair, and a small table and chairs, or an armchair. Suites have kitchenettes, pull-out sofas, and double sinks. Each room and suite has air-conditioning, a flat-screen TV, coffeemaker, hairdryer, and iron and ironing board. The Deluxe Rooms also feature mini-fridges and microwaves. A free Wi-Fi connection is available in all of the guest rooms. Past guests have complained about noisy air-conditioner units.
